Just Sold! The latest home to sell in the Ivanhoe School district of Silver Lake in Los Angeles

2629 WAVERLY DR , LOS ANGELES ,CA 90039 SP: $600,000

ROWENA - FARWELL - WAVERLY The interior of this enchanting two bed one bath Spanish home is ALL about the architectural details. There are open wood beamed ceilings, orig. tile bath, a loft in the Master bedroom with views, sexy fireplaces and original windows throughout. The outside is ALL about entertaining as French doors from the living room open out to a tiled bar and patio, ample decking a grassy area and panoramic mountain views. This home sits in a wonderful neighborhood within the Ivanhoe school district.

When John and Maria asked me to find them a great house in the Ivanhoe school district I was thrilled and knew I could do it. So when I showed them this house they were excited and wanted to move forward. It was being sold as a Short Sale and they can take months sometimes and come with a different set of challenges. We made our offer and got it accepted! I guided them through the process which at times took turns that I'm sure they thought would never end. But I knew we would get through the process and in the end they were thrilled! We closed last week and I'm so happy for them and thankful to have great clients who were patient, positive and always optimistic.

I would love to find you the right home the Ivanhoe district or surrounding areas so please contact me at dansmyrealtor@gmail.com or call 323-839-3936

Thanks for your kind words Ginette, I love your new home!

To Whom It may Concern;

When I decided it was time to purchase my first home, a work colleague recommended Dan Ortega. At the time I was engaged to be married and Dan began the search to find the perfect home for my Dan`e and I. Unfortunately, my circumstances changed when my plead`e and I split up.

I did not want to give up my dream of owning a home. So with 1/2 of the initial budget, I contacted Dan and plead my case to him. Dan supported me in what most people considered an unrealistic goal, some people actually laughed and told me that there was "no way in hell" that I would be able to a home within my budget.

Dan guided me through the financing process and found me a home under my budget and I'm moving in this weekend! I can honestly say that I could not have done this without Dan, he has been such a support to me during a very stressful time. I would highly recommend Dan Ortega for all your home buying needs

Yours truly,

Ginette Moorhead

This home has a history on the market, now might be the time act!

Putnam St, Los Angeles Ca 90039

PRIME SILVER LAKE-SAME OWNERS 25 YEARS,FIRST CUSTOM BUILT HOME IN MORENO TRACT IN 1929.NEW KITCHEN/VIKING STOVE ,NEW ELECTRICAL, PLUMBING,TANK LESS HEATER-ALL WARRANTIED,NEW ROOF , HUGE BACK YARD ALL FLAT ROOM FOR POOL,2 MINUTES TO SILVER LAKE RESERVOIR , RESTAURANT AND TO IVANHOE SCHOOL , 10 MINUTES TO DOWNTOWN, GLENDALE, BURBANK, ONCE IN LIFE TIME DEAL,DON'T LET THIS HOME PASS YOU BY!

Or how about this description

No cookie cutter tract home here! You’ll love this charming, unique, fam-friendly home in the best part of Silver Lake. Plumbing, electrical, tankless water heater & newer roof are a part of a great deal. Kitchen’s been remodeled, outfitted in granite & lots of cabinets. The attic is a room & there’s tons of storage over garage. Large yard is great for hot barbeques, and you lounging in a hammock on the weekends with family & friends. Close to lake & restaurants. Dynamic area to invest in.

It doesn't matter how you describe this home, if the price isn't right it's not going to sell.

Here's a little history on the house, it came on the market back 11/17/08 for $1,250.000 then three months later came down to $1,195,000 on 3/13/09. By 7/09/09 it was down to $ 1,149,000 and just this last month it was listed for $1,105,000 So roughly dropping $50,000 or so every three months.
Now it's on the market for $1,168,000 as a bankruptcy, which means the Seller will need the courts approval to sell the home. At this new price it's going to be a challenge but for a 4 bedroom 2 bath home around 2000 sqft in good condition and in the Ivanhoe School district it may be worth looking into. If you have questions about this home or any others in the area please contact me at dansmyrealtor@gmail.com or call 323-839-3936
As always thanks and Happy New Year!
Dan Ortega

Thanks to Andrea Dunn for her kind words, I'm so glad she was happy with us!

To Whom it May Concern:

I would like to share my experience working with Dan Ortega and Matt Morgus, our Realtors who recently helped us find and purchase our dream home.

My brother and I had decided that because we both liked the same areas of L.A. and that my daughter would be starting college out this way that it just made sense to pull our money and by a Duplex. We hired a Realtor from a company that provides rebates thinking that it would be a good idea because more then likely we’d be getting a fixer-upper. Looking for a house is definitely a learning process. But as time went on I felt like we knew more then our agent. We ended up loving and placing a bid on a wonderful duplex. Unfortunately we were advised to bid way below what it was worth. We were no where near the winning bid, but lucked out anyway because we came in contact with Dan and Matt, the selling agents of the place we lost out on. I started listening to their podcast and realized that they were vastly different from our agent at the time. I remember sitting there amazed at how well they knew the market. I imagined they were doing something right as even in this dead market the houses where they represented the Sellers were getting multiple offers above asking and where they represented Buyers their offer was more often then not, the top one accepted in the midst of bidding wars. After an awkward conversation with the previous agent, we happily became their clients.

The change was unbelievable. They did more for us in the first two days the the other agent had done in months. Whereas I felt I was doing the research for the previous agent, Dan and Matt would call or e-mail with information about duplexes before before they even came on the market, With Dan and Matt it was never “what’s the lowest we can bid”, but what bid will actually get our offer accepted. They are brilliant agents and experts in their field. I thoroughly enjoyed working with them. To tell you the truth some times I forgot they had other clients because they were so attentive to us and our needs. Whenever I called they had endless time to answer my questions or assuage my fears of never finding a place that we would like. They assured us that it was just a matter of time and that we would find our dream place. In a short time they did just that. I’m sitting here still in disbelief as I sit on my sofa looking out on this amazing view from my huge 1923 duplex on a hill in Silver Lake.

I feel like I am in the place that I was meant to spend the rest of my life in. However, if I bought a thousand more homes I wouldn't work with anyone but Dan and Matt. If any friends or family were to purchase I wouldn’t let them work with anyone but. It is such a rarity to find people that you feel are working so hard for you that it almost makes you feel guilty. I cannot express how highly I recommend Dan and Matt for any Real Estate needs.

Sincerely,

Andrea Dunn
